The Sims 4 For Rent is launching on Thursday, December 7th, 2023. To get the game ready for the expansion, there’s been an update to the game today. Of course, as soon as the update dropped, modders started combing through the game files for anything new they could find.

Cats and Dogs Can Be Tenants

We already know that for players who own the Cats and Dogs expansion pack, landlords will be able to instate a No Pets rule for Residential Rentals. But not every Residential Rental has to be anti-pet! Cats and dogs can be considered as tenants, too. We imagine this likely means that a landlord Sim selecting new tenants will be able to see whether a household includes cats or dogs.

Zerbu also noted that horses cannot be tenants in a Residential Rental. We suppose this makes sense, given that most Residential Rentals have limited space in units, although this might be kind of a bummer for players wanting to build a farm that’s split up into rental units.

23 Different Tenant Events!

There are WAY more events tenants can contact their landlord about than we realised! In Zerbu’s tweet, we can see up to 23 different events that can happen. Everything from insect infestations to late rent to sewage leaks, rule breaking, trash overload, and even tenant revolts can happen on Residential Rental lots. That’s a lot of chaos to keep up with and keep under control but hey, that’s all in a day’s work for a landlord in The Sims 4 For Rent!

Maximum Rent Cap and Tenant Agreeability

Zerbu also discovered a lot of new information regarding how the game will calculate maximum rent caps and what determines whether a tenant will pay their rent on time or not. This could be useful to know for any aspiring landlords in The Sims 4 For Rent.

Maximum rent will be calculated by how many floor tiles a unit has multiplied by the star rating of the unit. According to Zerbu, a 5 star rating is the base number and any stars below that result in a lower modifier. Basically, if you want to be able to charge the highest rent possible, you’ll need spacious units with lots of nice things in them to get that rating up to 5.

Tenant rent caps are not completely random. They are based on how many simoleons the household has. Additionally, Sims who are level 5 or higher in their careers are more willing to pay higher rent. This makes a lot of sense. After all, the higher level a Sim is in a career, the more money they make and therefore, they’ll have more money to splurge on a nice place with a higher rent rate.

In addition to the career level rules that dictate how willing a Sim is to pay high rent, some Sims in certain careers are more willing to pay high rent regardless of what level they are at. For base game careers, Astronauts and Business Sims will be happy to pay higher rent. For expansion packs, Doctors and Scientists (Get To Work), Engineers and Law (Discover University) Sims are happy to pay high rent regardless of their career level.
