This part-time career will give you a guaranteed daily income while leaving you with plenty of spare time to manage any rental properties your Sims might own. Read on to learn more about the Handyperson career in The Sims 4 For Rent!
Joining the Handyperson Part-Time Career
To join the Handyperson part-time career, first make sure your Sims have some free time either in the morning or afternoon. Teens with both school and after-school activities or adults with a full-time job already won’t have enough free time in their schedules to take on this part-time career.
If your Sim’s schedule does allow them to join this career, use the phone to Join a Career. Since the Handyperson career is a part-time career, scroll all the way to the bottom of the career list where the rest of the part-time careers are and select the Handyperson career.
If your Sim has availability during both available shifts, you’ll be able to choose between the morning shift (6am – 10am) or the afternoon shift (2pm – 6pm). If your Sim is occupied during one of those time frames, you’ll only have the option to choose the shift that does not interfere with your Sim’s other commitments.
Like most part-time careers, the Sims 4 Handyperson career has three promotion levels. Your Sim will need to build their Handiness and Gardening skills to be promoted to the next level. Here’s all the info, requirements, and rewards for each level of The Sims 4 Handyperson career.

Sims 4 Handyperson Career Reward Trait
In addition to simoleon bonuses and new career clothes, there is a somewhat hidden reward for reaching the top of the Handyperson part-time career. It’s hidden in the sense that the game does not tell you about it in the promotion popup but it is visible when viewing your Sim’s trait panel.
The “secret” reward is a new trait called Resourceful Repairer, which makes your Sim more effective at finding parts to repair and upgrade objects with. They’ll be able to recover scrap pieces from objects they ordinarily wouldn’t get scrap from, such as small and damaged objects.

Add some spice to your Sims’ lives with new lot challenges!
For both residential rentals and residential lots, mould can now plague your Sims, and even cause their untimely demise if you enable the new Mould lot trait. And to get that fixer upper feeling in standard residential lots, there’s a lot challenge that will enable all of the regular maintenance a residential rental unit requires. And for players who own Eco Lifestyle, they’ll find that one of the lot challenges from that expansion adds some gameplay to the For Rent expansion.

The Sims 4 For Rent Lot Challenge Guide
Let’s get right into the nitty gritty of every Sims 4 For Rent lot challenge! Players will find that having these as optional features allows them to customise their gameplay the way they prefer it, which is always welcome in The Sims!
Keep in mind that although we are referring to these as “lot challenges,” when playing on a Residential Rental lot, these lot challenges become unit challenges. This means you can set these challenges per unit on a Residential Rental lot. Not all units in a Residential Rental need to have the same challenges.
Mould
Mould is a new Sims 4 For Rent lot challenge players have the option to add to both Residentials and Residential Rentals. With this lot challenge active, Sims will need to stay on top of mopping up puddles, keeping plumbing objects clean, and taking out the trash before it overflows or they could end up with a mould infestation. If the mould problem isn’t taken care of, it can turn into black mould, which is potentially fatal for your Sims!
If you do not wish to play with this feature at all, you can simply remove this lot challenge from your lot or unit. Mould and mould-related deaths are a 100% optional feature via this lot challenge. If you don’t apply this lot challenge to a lot or unit, you won’t have any issues with mould.
Maintenance Troubles
Maintenance Troubles is a new Sims 4 For Rent lot challenge. Unlike the Mould lot challenge, this lot challenge is only available on Residential lots. It can’t be applied to Residential Rentals. Why? Well, Residential Rentals already have this feature by default. You can’t opt out of this gameplay in a Residential Rental. By default, standard Residential homes never require maintenance, so for players who want to play out that storyline of a Sim buying a fixer upper home and needing to stay on top of maintaining it, this optional lot challenge will bring all the maintenance gameplay of a Residential Rental to your regular Residential lot.
Reduce and Recycle (Eco Lifestyle)
The Reduce and Recycle lot challenge actually comes with the Eco Lifestyle expansion pack, but it’s worth mentioning here because it does bring some additional gameplay to the For Rent expansion. In fact, if players already own the Eco Lifestyle expansion pack, Reduce and Recycle is already applied to some of the homes in Tomarang.
This Sims 4 For Rent lot challenge (provided you also own Eco Lifestyle) goes hand-in-hand with the No Trash Overload tenant rule for Residential Rental lots and also plays a part in Mould maintenance if you have that lot challenge active as well. With this lot challenge active, Sims will need to stay on top of their trash output by sorting through compostable and recyclables in their trash so it does not overflow.
When this lot challenge is used in a Residential Rental unit with a No Trash Overload rule, failing to keep the trash from overflowing will result in fines from the landlord. On a lot with the Mould lot challenge active, it will contribute to causing mould outbreaks.

Sims looking for a taste of culture will love all the local delicacies available for sale there and seafood connoisseurs will appreciate being able to buy fresh fish from the fish market. As for avid collectors, they might find some new collectibles at the night market, too!

Although the night market might look completely dead during the day, all of that changes after 6pm. That’s when the night market comes to life, so make sure you visit in the evening hours to take advantage of everything the night market has to offer.

Sims 4 Night Market Guide
The night market is located in the Morensong neighbourhood of Tomarang. It’s about two blocks east of the botanical garden lot. You’ll be able to recognise it by the large archway at the entrance to the night market street and all the lanterns strung up around the area. This street in Tomarang is packed with stalls and vendors all along the side of the road which are only operational after 6pm.
The Fish Market
Operating Hours: 4pm – midnight
Specialty: Fresh fish
If you’re looking for fresh fish to cook up for dinner, look no further than the fish market in Tomarang! This very noticeable building on the docks is located at the very end of the night market street and it opens a few hours earlier than the rest of the night market, but it also closes a couple hours earlier than the rest of the night market. This makes it a great first stop. Swing by the fish market on your way home from work, cook it into a tasty dinner at home, then return to the night market after dinner when the other stalls open up.
Sims can of course purchase a variety of fish here as well as Fishing skill books. If players own the Cottage Living expansion pack, they’ll also be able to purchase Fishy Protein Treats for their livestock at the Fish Market. It really is your one-stop-shop for all your fish and fish-related needs!
The Juice Bar
Operating Hours: 6pm – 2am
Specialty: Signature Tomarang drinks and snacks
If you want a refreshing drink while walking through the night market, you’ll have to stop by the juice bar to quench your thirst. This stall is located near the fish market and sells a handful of refreshing signature Tomarani drinks, such as Thai Iced Milk Tea, Ca Phe Trung, and Sugarcane Juice. Mmmm, I have a huge sweet tooth and sugarcane juice sounds absolutely mouth watering to me!
If you want a little snack to go with your drink, you can also purchase some Halo-Halo and Bibingka to go with your tasty drink.
The Food Stall
Operating Hours: 6pm – 2am
Specialty: Signature Tomarang cuisine
If you didn’t get a chance to cook up some fish from the market for dinner and you’re feeling hungry for a larger meal, the food stall is the place you’ll want to go in the Sims 4 night market. This stall is located at the end of the main strip of stalls and your Sims can get a good filling meal here.
This stall sells a wide variety of delicious Tomarani meals, like Malaysian Satay, Banh Xeo, and Pancit Bihon. You can also purchase a bowl of plain steamed rice if you have a simpler taste palate. It may be simple but sometimes the simplest meals are the best! You can never really go wrong with a bowl of steamed rice, after all.
The Vegetarian Food Stall
Operating Hours: 6pm – 2am
Specialty: Vegetarian Tomarang cuisine
Although there’s a fair few vegetarian options at other stalls, you’ll find a few more vegetarian options here at the vegetarian food stall in the Sims 4 night market. Vegetarian Sims will be able to enjoy a taste of Tomarang at this stall that sells a handful of East Asian delicacies made with tofu rather than meat.
You can find this stall midway through the main strip of stalls at the Sims 4 night market in Tomarang.
The Souvenir Shop
Operating Hours: 6pm – 2am
Specialty: Clothing and Collectibles
If you’re a collector, you do not want to leave the Sims 4 night market without paying a visit to the souvenir shop. This stall has all manner of cool, eclectic things to make any collector Sim happy!
This stall sells tassels and marbles, which are two unique collections that come with The Sims 4 For Rent! While you won’t be able to find the full collections of marbles and tassels here (that would be way too easy!), it’s a great place to get a start on these collections! You can even purchase a jar to display all your marbles in, so that’s neat!
For fashion-minded Sims, you can find a couple of unique tops for sale here, too. There’s a layered halter Sims can purchase here along with a striped shirt. You can see what these two items look like below.

We can’t get over just how cute and cozy this tiny Christmas tree farm is! From the cobblestone walkways winding around a fire pit, to the hot chocolate stall, to the classic pickup truck with a tree in the back, this place just takes us straight into a warm, fuzzy small town Christmas movie! The no CC Gallery art also gives the place a lovely touch of realism.
I am such a sucker for a white clapboard farmhouse and the fact that this one is on a Sims 4 Christmas tree farm is even better! The home is fully furnished so your Sims can live here in this charming place. And if one of your Sims is an avid cook or baker, there’s already a food market table set up out front so they won’t need to leave home to sell all their tasty treats. This is such a cute little Christmas tree farm. Our favourite thing about it is how kid-friendly it is. This place has got to be one of the most magical Christmas-themed homes we have ever seen! It would make the most incredible holiday rental lot because as soon as you walk in the doors, it’s like you’ve been transported to Christmastown. The sprawling Christmas tree farm in the yard surrounding a pond with swans is so delicately beautiful but on top of that, the inside of the home is just jaw-droppingly festive with no little detail spared. It’s something out of a Christmas movie and any Sim would love to spend the holidays here.

These two new Sims 4 For Rent activities are perfect for Sims both young and old to participate in. From the comfort of your garden to the local play park, there will never not be an opportunity to take part.

What are the New Sims 4 For Rent Activities?
The new activities added to the For Rent expansion pack are Hopscotch and Marbles! We are sure many of us will have memories of either playing or seeing others taking part in these activities in real life when growing up.
So, let’s take a closer look at these new activities!
It’s Time to Hopscotch
The hopscotch activity is one of two new Sims 4 For Rent activities that can be enjoyed both at home and around the neighbourhood.
Found in the Outdoor Activities section of Buy Mode, you’ll be given two variations of the hopscotch layout to choose from. A standard size one and a longer one. Both of these come in a variety of colour swatches and styles! Better still, it will only cost your Sims $10 to place at home.
Baisic HopscotchLong Hopscotch
The activity is super easy to participate in and even helps with your Sims’ Fitness Skills! This is an activity for Sims of all ages too!
Sims can practice hopscotch, play with others or watch others hopscotch.
Initially, you’ll find your Sims might not be doing too well and might be a bit wobbly on their feet as they navigate through the course. However, with a little practice and improving your Sims’ fitness skills, they’ll soon be hopping their way across the squares with ease!
Out in the wider world, you’ll usually discover hopscotch courses near play parks. If there isn’t one there, why not add one to a community lot in the world you’re playing in instead?
Marvellous Marbles
Marbles is the second of the two new Sims 4 For Rent activities your Sims can take part in. Be it at home or in Tomarang (or any other world in The Sims 4) this activity is only playable by younger Sims but can be watched by Sims of all ages.
You’ll find the Golden Ticket Marbles Ring in the Outdoor Activities section of Buy Mode. Unlike the Hopscotch courses, this activity will cost your Sims $45 to place. However, you have twenty-one different colour/pattern swatches that you can choose from!
There are various options for this marble activity from playing on your own and practising, watching other Sims play, playing for keeps and playing with others.
If you want your Sims to play marbles for keeps, you’ll need to ensure they have marbles in their inventory to be able to play in this style first. Also, keep in mind there is a risk you could lose marbles if you are playing for keeps!
Purchasing Additional Marbles
Sims can order additional Marbles via the computer by heading to the Order tab on the pie menu and then cycle through until you see Purchase Marbles.
Here’s what you can order via the computer:
Jar of Marbles – $20
Rainbow – $50
Sulani Swirl – $50
Al Simhara Marble – $80
Confetti Chaos – $120
El Bandito’s Treasure – $200
These can be purchased as individual items or in multiples of up to ninety-nine units.
Sims can also purchase marbles from the Tomarang Night Market. There will be one or two exclusive ones that you can only obtain from this location.
Marble Collection
In total, there are 15 Marbles to discover and collect in The Sims 4 For Rent Colourful Marbles Collection. These can be obtained through playing for keeps, purchasing from the Tomarang Night Market or being discovered in toy boxes by Sims who are a Teen or older!
From the Night Market, you can find the following Marbles:

Other marbles that you can collect (and can be found using the bb.showhiddenobjects cheat in Buy Mode) are as follows:

For this month’s The Sims 4 Story Starter Kit, we’re bringing you TWO households living on one Residential Rental. Two married couples are getting ready for Christmas but while some of them see the season as a chance to get closer to their neighbours, others see it as a competition!

The Sims 4 Story Starter Kit: Festive Feud
They say people from all different walks of life can meet in the most unexpected of ways at the most unexpected times and nothing proves that more than living in a unit in close proximity to strangers. Sometimes, those strangers become lifelong friends. Other times, they wish they’d never crossed paths. And on rare occasions, they can be both. Which is exactly what happened for the Brights and the Harks.
Ethan and Joey had been happily married for several years. They settled in their first home; a cozy little duplex on Merry Lane that they rented for a reasonable rate, where they planned to focus on their careers and save up money to buy their own home. Over the years, they saw a few tenants come and go in the unit attached to theirs, never exchanging more than a friendly hello when taking out the trash.
Until the Brights moved in, that is. While the Harks were on their way up in life, the Brights had recently been dealt a bad hand. Bryon was laid off from his good-paying Business job, forcing him and his wife, Joyce, to downsize. They rented out a small duplex right next to the Harks. The layoff couldn’t have come at a worse time for them; they were expecting their first child, a baby girl, very soon.
Joyce managed to stay in good spirits throughout the situation. Her job was flexible and paid enough to keep them afloat as long as they needed, their new home was in a nice area of town, and the new neighbours were even nicer. Especially Ethan, whom Joyce hit it off with right away. They became instant best friends and had each other over for coffee almost every day, bonding over their shared love of literature. Besides, Bryon hated that Business job. This could be a blessing in disguise for him. Now he had the chance to find what he really loved.
Well, with Christmas approaching as well as Joyce’s due date, Bryon decided he was going to do everything he could to make his daughter’s first Christmas the most magical Christmas ever when she arrived. Bryon had always loved building things with his hands and his new part-time Handyman gig allowed him to indulge in that interest even more. He went absolutely crazy decorating their half of the duplex with his skills. Nothing was left untouched, not even his company’s pickup truck. And the roof? Yeah, he managed to get a massive Christmas tree up there. Nobody knows how.
Bryon’s uh… loud taste in Christmas décor wasn’t really Ethan’s thing but he watched his neighbour’s antics with lighthearted amusement, joking with Joyce about it during their coffee visits. But Joey? Oh no. Joey found the neighbour’s gaudy taste downright offensive. Christmas was NOT supposed to look like every elf in the North Pole threw up on your house! Christmas was supposed to be elegant! Tastefully understated! He took great care every year matching the perfect shades of beige and cream together to create a minimalistic, sophisticated display on his house! And this funhouse monstrosity next door was ruining his perfect aesthetic!
As soon as Bryon got wind of Joey’s disdain for his Christmas décor, it was all-out war between the two of them. Every time Joey complained about a new decoration Bryon put up, Bryon would put up even more decorations. Things got really ugly when Bryon put huge snowflake sculptures on the hedge that divided their driveways. It resulted in a screaming match across the hedge over the legal technicalities of whether the hedge was on Joey’s property or Bryon’s. Joey even eventually went so far as to call the landlord to file a vandalism complaint over what Bryon did to the hedge. And then he started spying on his every move trying to catch him “vandalizing” their property again.
Both Ethan and Joyce are completely fed up with their husbands. How to Build Sims 4 For Rent Rentals
We’ll walk you through how to build amazing Residential Rentals step-by-step and make them move-in ready for your tenants!
Turn any Residential into a Residential Rental
The easiest and fastest way to get started with building Sims 4 For Rent rentals is by starting with an existing Residential lot and converting it into a Residential Rental. Luckily, this is super easy to do! To turn a Residential lot into a Residential Rental, just open the lot venue type dropdown menu in Build/Buy and select Residential Rental.
And presto! You now have yourself some Sims 4 For Rent rentals to start sprucing up for tenants to live in! You can even change the lot type of Residential builds that are currently occupied by Sims in this manner, too. Have a couple of empty nesters with kids in college? Rent out the spare bedrooms in the house for some extra income! It’s no problem at all.
Of course, you don’t absolutely have to convert an existing Residential into a Residential Rental. You can build one from the ground up, too. And the good news is you can build your own Residential Rental almost anywhere you want! You aren’t restricted to the new world of Tomarang. Residential Rentals can be built in any residential world on almost any lot but there are a couple of exceptions. You can’t build Residential Rentals on Sulani waterfront lots or on San Myshuno penthouse lots. You also can’t have Residential Rentals in vacation worlds.
When creating a Residential Rental lot type, don’t forget that you can still add lot traits and challenges to it! Lot traits and lot challenges become unit traits and unit challenges on Sims 4 For Rent rentals. This means that traits and challenges are set per unit. One unit might have a mould problem while another unit on the same lot could have natural light, for example.
Speaking of individual units, let’s learn how to assign units and shared spaces in Sims 4 For Rent rentals!
Assign Units and Shared Spaces
Assigning units and shared spaces in your new Sims 4 For Rent Rentals is easy!
Once you’ve got your finished lot or even as you are building, simply click on any room and you’ll be able to see your normal room UI as well as a new option below. This drop-down menu will allow you to allocate rooms to specific units or as a shared space for all residents living on that lot. If you have multiple units, you will need to add these once you have added the first room to the first unit.
As you add rooms to each unit, you’ll see that an outline will appear around the units. Shared spaces are not outlined in any specific colour but will fit in around your determined units.
If however, you don’t want to turn off the outlines, you can do this by heading to the UI in the centre of the screen at the top and you’ll see a new icon that allows you to toggle the outlines on and off.
Meanwhile, as you work on your unit, the other units will be hidden. This can easily be toggled between those you can and cannot see in. Additionally, by default units that are occupied by other Sims will be hidden but unoccupied units can be toggled when in build mode.
Finally, don’t forget to assign your Sims their home unit!
You can also tailor the specifics of each unit in the Unit Configuration screen. Here you will find more details for each unit, the unit name, unit dimension in tiles, unit value as well as how many bedrooms and bathrooms each unit has.
You’ll also find that this is where you can add both Lot Traits and Challenges to your units. Remember that each unit can have different lot traits and challenges too!
Other tools that you can find under the Unit Configuration screen include options to assign all rooms to one unit, hide/unhide a unit and delete a unit. Finally, you’ll have another drop-down menu that shows suggested items you should consider including in your unit.
Shared spaces on the other hand are not only great for interacting with other Sims who live on the same lot but also can serve a number of different purposes. A lobby or hallway space for each unit. A communal lounge or kitchen space. How about a laundry room or activity room? Regardless of the idea, why not try it out as a shared space? Remember these can also be edited at any time in Build Mode should you change your mind or want to try something else.

Improve Unit Ratings
Once you’ve assigned all the units and shared spaces in your Sims 4 For Rent rentals, it’s time to make those units a nice place for your tenants to live. Each unit has some suggested items that are recommended to improve the unit’s rating. Each unit has a star rating between 1 and 5. This rating is determined by the size of the unit and how nicely the unit is furnished. A higher unit rating means you can charge more rent for it and tenants will be more eager to live there because it’s a nice, comfortable place to live.
The suggested items for each unit are:
Toilet
Refrigerator
Oven
Shower
Bed
Activities
Decorations
You only need to place one of each item in a unit to satisfy the suggestion and improve the unit’s rating. However, you don’t necessarily have to follow the suggestions at all. They are, after all, just suggestions. Not requirements. Disregard them as you see fit but just know that if you intend to play as the landlord for that property, it’s to your benefit to put in the suggested items to get a better rating, and therefore more rent.
Unit ratings can also be impacted through gameplay based on how well the landlord maintains the property and whether or not they treat their tenants fairly.

It is easier to build your units as a normal residential lot first and then swap to the residential rental lot type and assign rooms to units.
Keep an eye on how you are building your units so that you can ensure your Tenants can access all areas of their units as well as shared spaces.
Shared spaces are great in Residential Rentals. They are also excellent areas to create interactions between other Sims without the need to go through a loading screen.
Platforms do count as their own room. Make sure you assign them to the correct unit when assigning rooms.

The Sims 4 For Rent Pool Party Guide
With the help of our guide, your Sims will be pool party pros and become the talk of the whole town!
Host a Pool Party
Firstly, to throw a pool party, have any adult Sim in your household use the Social app on their cell phone to Start a Social Event. Select the Pool Party event and decide whether you want to throw a goaled event or not. Goaled events come with event goals to complete and rewards for finishing the event at bronze, silver, or gold level. If you do not check the box for a goaled event, the pool party will be a generic event with no goals and no rewards. If Seasons is installed, goaled events cannot be hosted on a holiday.
Once you’ve selected the pool party event, choose the host, the guest list, and the mixologist (if desired). A pool party must have at least 1 host and 4 guests. Hired roles are optional. Then pick the location of the party.
Recommended Locations and Objects
While most social events can be hosted just about anywhere, a pool party won’t be much of a pool party without a pool. You can host a Sims 4 For Rent pool party on a lot that does not have a pool, but it should go without saying that it will be a very disappointing party for your guests. Additionally, there are other objects that will aid you in hosting a great pool party.
For the best pool party experience, make sure the lot where you are hosting your pool party has the following:

Hot Tub (ideally upgraded with a built-in stereo)
Stereo (ideally placed near the hot tub if it hasn’t been upgraded with a stereo)

Pool Party Goals
When the event starts, the guests will show up on the lot. Everyone involved with the event will change into their swimwear. If you chose not to have a goaled event, you are free to do whatever you like until the event timer ends. However, if you chose a goaled event, there are some unique goals to complete.
Main Goal: Socialise while swimming (x5)
Other Goals:
Socialise by poolside
Go swimming (x5)
Thank a guest for coming
Relax on a float lounger or lounge chair
Have drinks (x3)
Listen to music in hot tub
Socialise in hot tub

Pool Party Rewards
The pool party rewards are a bit different from social event rewards in previous packs or the base game. Sims are only rewarded with a new object for hosting a gold level pool party. Finishing this event at the bronze or silver level yields no object rewards but your Sims will gain a small boost to their unit rating.
The reward for completing a Sims 4 For Rent pool party social event at the gold level is a pretty cool-looking pool floatie, which comes in five swatches, most of which are fun patterns. Your Sims will also receive a large boost to their unit rating.

The Sims 4 For Rent Pack gets hotfixed in newest update!
EA and Maxis have just released a new Sims 4 Update across Desktop and Consoles. The latest Patch drop focuses solely on fixing game-breaking bugs and glitches that came with The Sims 4 For Rent Expansion Pack.
The For Rent Hotfix
The newest update is solely just a hotfix update and doesn’t contain updates outside of the For Rent Expansion.

Installing the New Update
ou can get the latest Sims 4 Update on the following official launchers and platforms:
You can download the latest Sims 4 Update by checking for a Patch through the EA App. Or Origin if you play on Mac. If you have Automatic Updates enabled the update will automatically download through your client program. In case your EA App is not working properly ensure you’ve cleared your app cache!
If you play The Sims 4 on Xbox Series X / S and Playstation 4 and 5 you can request a new update by checking for updates under The Sims 4 game in the Main Menu. If you’ve enabled automatic updates the Patch should download right away.
In case you have Mods or Custom Content, the game will automatically disable them for you after first launching The Sims 4 after the update. To re-enable all your Mods and Custom Content, select the Settings option in the Menu and select Settings. Under the ”Other” section you’ll find an option to enable CC / Mods. Do note that you’ll have to reinstall your game after applying this setting!

Mellowing out Evil Landlords: Taka Soi premade lot rents won’t get into the Billions and force you to stay. Let’s keep it civil. Any incorrect price UI in existing saves should quickly update to normal by the next bills cycle.
Mellowing out water usage: Sims will no longer obsessively excessively autonomously shower when hygiene is not low. Like, you’re clean already, Sim. Stop.
FreeRealEstate On cheat will now turn on again: Cheaters can happily mellow out once more.

Assuming you have a good landlord, this can make being a tenant preferable to owning property. The downside is you might not always have a good landlord and you are subject to any of the rules laid out by the landlord in your tenant agreement.

The Sims 4 For Rent Tenants Guide
Learn all about how being a tenant works in The Sims 4 For Rent! It’s much simpler than learning how to be a property owner but there’s still some important facts you should know if you plan to play as a tenant in For Rent.
Finding a Unit
Turning your Sims into Sims 4 For Rent tenants starts with picking a unit to move into. Thankfully, this is very straight-forward. It’s as easy as picking a regular residential home to live in, except you won’t have to buy the whole property. You’ll just need to pay rent, so initially, renting out a unit can be a lot cheaper than starting life out as a home owner.
Select any Residential Rental in any world you like. Tomarang already has 2 with available units but if you have built or placed Residential Rentals with unoccupied units elsewhere, you can choose to move there, too. Click on the property to select the unoccupied unit you’d like to live in.
When you are selecting and viewing possible units, make sure to pay attention to the unit rating and any rules set for that unit. Some property owners have rules that their tenants need to follow, such as no noise after 10pm or no social events. Make sure any rules for the unit don’t conflict with your Sim’s lifestyle, or they may find themselves very unhappy living there. A social butterfly who can’t host parties is bound to be miserable, for example. However, a loner bookworm will probably love living in a quiet atmosphere with no parties or loud noise late at night when they are trying to read.
Once you’ve found the right unit for your Sims, select it to move in. You can choose to rent the place furnished or unfurnished but you will have to pay extra for the furnishings.
Review the Tenant Agreement
When your Sims 4 For Rent Tenants first move into their new unit, their landlord will either be a playable Sim who owns the building or the game will assign a random NPC to act as the landlord for the property.
Although you should have already reviewed the unit rating and tenant rules before moving in, it’s still a good idea to review the full tenant agreement again. You can access the tenant agreement through the Home app on your phone or on the computer. Your tenant agreement will break down all the important information you need to know as Sims 4 For Rent tenants, such as how much rent you will pay per day, the length of your lease, the unit rating and condition of the unit, any tenant rules for the unit, and who your landlord is.
Although the rent is broken down per day, you actually only need to pay your rent once a week. The rent will be the daily rent rate x7 for the full week. For example, if your Sim is paying $50 a day in rent, their weekly rent payment will be $350. Most leases last for 7 days. At the end of the lease, your Sims 4 For Rent Tenants can move out without penalty but giving the landlord your notice in the middle of the lease will slap you with a $500 fine for breaking the lease.
Bills Breakdown
Sims 4 For Rent tenants can check their bills breakdown just like Sims living in a regular Residential home, but for tenants, rent will be a part of their bill breakdown. You can see your bill breakdown in the Home app on your phone or by clicking on your mailbox.
If you were hoping the rent on your unit included utilities, sorry to be the bearer of bad news but nope. Your Sims 4 For Rent tenants are responsible for covering the cost of their utilities on top of their rent. Hey, this ain’t the good ol’ days anymore, you know. It’s almost 2024 now and times are tough for everyone! We can’t just be offering all-inclusive rent anymore! Wake up and smell the reality!
Ahem… Anyway. You’ll be able to see exactly how much you’ll be paying in rent and utilities by checking your bills breakdown. Make sure to view it often so you don’t get an unpleasant surprise when it’s time to cough up the rent and utilities.
The Do’s and Don’t’s of Building in a Unit
One cool thing about being a tenant in The Sims 4 For Rent is you have a lot more freedom to build and customise your unit than you would in most places in the real world. Very little is off-limits to you which is a nice little piece of fantasy in an expansion that is otherwise almost depressingly realistic.
Sims 4 For Rent tenants have the freedom to change absolutely anything they want within their own unit and in the shared space! Add or remove objects as you please, knock down and rebuild walls, change the wall coverings and flooring. You can even change anything you want on the exterior of the building as long as it part of your unit or shared space.
The only thing in a Residential Rental that Sims 4 For Rent tenants cannot change is anything that is part of another unit. So you can’t go into your neighbours’ units and go rearranging all their furniture, as funny as it might be to do that. Otherwise? The whole building is yours to do whatever you want with.
Who You Gonna Call? The Landlord!
Of course, when things go wrong in your unit, you have the added benefit of being able to tell your landlord to fix it. Sims 4 For Rent tenants will periodically have appliances break or spontaneously be met with unique maintenance and emergency events such as insect infestations, sewage leaks, and even hauntings. When these things happen, pull up the Home app on your cell phone and Call the Property Owner for a Visit.
If there is a maintenance event happening, your landlord will automatically go take care of the issue for you. If they successfully solve the problem before the event timer runs out, it will improve the unit’s overall rating.
However, you can also call the landlord to fix broken appliances such as a leaky faucet or a clogged toilet. In this case, you’ll have to ask the landlord to inspect that specific object. To do this, click on your landlord and under the Rent category, ask them to inspect the broken appliance. They will do so and then repair it for you if it’s broken. You can ask the landlord to inspect and repair any broken appliance within your unit or the shared space.
Of course, if you really want to, your Sims 4 For Rent tenants can also choose to complete maintenance events and fix broken stuff themselves… but why? Save yourself time and money by making the landlord foot the bill. That’s what they’re for.

Each of the Sims 4 For Rent traits will help your Sim do good in their community… or stir up some trouble in their community. Several of the CAS traits also go hand-in-hand with the aspirations of this pack. You don’t need to have a specific trait in order to do any of the aspirations but your Sims might have an easier time completing certain aspirations if they have the right trait for it. For example, Nosy Sims will breeze through the Seeker of Secrets aspiration more easily than other Sims.
CAS Traits
There are 5 new Sims 4 For Rent traits you can select in CAS for your Sims; however, one of them is exclusive to Elders. All the CAS traits can potentially be acquired through gameplay via self-discoveries if the player own the Growing Together expansion pack, but the Wise trait can be acquired through gameplay upon aging up even without Growing Together installed.

The Sims 4 For Rent just launched and in this expansion, players can live out their real estate mogul fantasies by purchasing multi-unit residential lots, renting them out to tenants, and maintaining their owned rentals when tenants contact them to report things going wrong.

But with a whole new game system that’s so different than what we’re used to in the Sims, it can be a little daunting knowing where to start to get your real estate ambitions off the ground. Don’t worry; once we’ve pointed you in the right direction, you’ll be well on your way to raking in those simoleons from your rental property investments as a Sims 4 property owner.

How to Become a Sims 4 Property Owner
You’ll find that becoming a Sims 4 property owner isn’t as difficult or daunting as it seems at first, but you will have to put some effort into keeping your rentals in good working order and your tenants happy. Luckily, this can be done 100% remotely if you prefer a more passive source of income but for those who want to take a hands-on approach to property ownership, there is lots for you to do!
Buying a Residential Rental
Becoming a Sims 4 property owner starts with, you guessed it, purchasing a Residential Rental lot. You can click on any For Rent sign to do this. You can also purchase a Residential Rental lot through the Business menu in the bottom left bar in Live Mode. It’s at the very far left corner and the icon is a cash register.
There are Residential Rentals already set up for you in Tomarang, the new world that comes with For Rent, but you can purchase a Residential Rental in just about any world you want! Just remember that Residential Rentals can’t be built on Sulani waterfront lots, San Myshuno penthouse lots or vacation worlds. You can even purchase a regular Residential lot and easily turn it into a Residential Rental by changing its lot type in Build mode after you purchase it.
You can own multiple Residential Rentals. You can also live in one of your Residential Rentals alongside your tenants or reside elsewhere. This makes it easy to turn the home you already live in into a Residential Rental by changing its lot type in Build Mode if you want to split off a portion of your home into a unit to rent out. You can also buy a Residential Rental that you are already a tenant in as long as the building isn’t already owned by a playable Sim.
As you can see, buying a Residential Rental and setting it up the way you want is very easy, whether you want to live on-site or somewhere else, or whether you want to buy out a property you already rent a unit in or move into a Residential Rental you already own. All of that is possible in The Sims 4 For Rent.
Setting Up Units
If you have downloaded a Residential Rental off the Gallery, chances are, the builder has already split up the property into different units for you. All you have to do is rent them out. However, it’s easy to assign units yourself as a Sims 4 property owner.
Once a lot has been zoned as a Residential Rental, you can click on individual rooms within that lot to assign them to a unit. Click on a room and select Create Unit to create your first unit for the lot. Name your unit anything you like. Once you’ve created a unit, you can continue clicking on rooms to assign them as part of that unit. Take care when assigning units! You want to make sure your tenants can access all rooms in their unit so don’t assign a room in the middle of someone else’s unit to another unit unless there is a path into that room from the shared space.
Speaking of shared space, you can make any room in your Residential Rental shared space the exact same way as a Sims 4 property owner. Just click on a room and select Shared Space. Shared Spaces in a Residential Rental are areas that all your tenants can access. Having a nice shared space in your Residential Rental with lots of activities for your tenants to enjoy is a good idea. It’ll make your tenants happy and if you are living on the lot as well, it will give you more opportunities to interact with your neighbours. Sims in separate units will often leave their unit to use the objects in shared spaces.
And while we’re on the subject of living alongside your tenants, make sure you designate the unit your Sims 4 property owner is living in as the Home Unit. Otherwise, the game will act as if your unit belongs to a tenant and won’t allow you to edit it in Build Mode. Just click on your unit in the Build Mode menu and check the Home Unit box to easily sort that problem out.
Okay, so you have all your units laid out. What now? Well, it’s time to make them desirable for your tenants. Of course, most Sims 4 property owners don’t rent out fully furnished units (although you absolutely can if you want to), but usually, a rental unit at least comes with basic appliances, plumbing fixtures, and perhaps a few basic furnishings. You can rent out a completely bare unit without any of these things but you can bump up the rating of a unit and therefore charge more rent if you put some effort into making that unit a nice place to live.
When you click on a unit in the right-hand Build Mode menu, there’s a Suggestions tab. Open it to see what the game suggests you add to your unit to make it more desirable for tenants. You don’t have to listen to the suggestions at all but you’ll benefit in the form of more rent if you do.
The game will suggest the following items be placed in a unit. You only need to place one of each in a unit to satisfy the suggestion and improve a unit’s rating.
Toilet
Refrigerator
Oven
Shower
Bed
Activities
Decorations
Just adding one of each of these objects to a unit can make a big difference in the rating and how much rent you can charge for that unit so we recommend putting at least one of each of these objects in every unit. But again, it’s up to you. You are not forced to put these objects in a unit and you aren’t punished for not doing so, either. There are just added benefits for your Sims 4 property owner if you do.
One last thing to note about customising rental units is that you can only edit unoccupied units. Once you’ve moved in tenants to that unit, it’s considered their private space and you can no longer make changes to it in Build Mode. Any maintenance you do for the tenants in their units as a Sims 4 property owner will be carried out in Live Mode through gameplay.
Units are automatically hidden in Build Mode and Live Mode once it’s occupied and can’t be unhidden. This means that you won’t be able to see anything inside the unit. However, it might be helpful to know that you can toggle unoccupied units as visible or hidden in Build Mode. This can help you keep track of which unit you’re editing a little better.
Fill Vacancies
Alright! Your rental units are all ready to go! But they’re still vacant. Vacant units won’t bring in any income, so how does your Sims 4 property owner fill those vacancies? This is also very easy to do!
Once you own a Residential Rental, you’ll be able to see it in the businesses tab, along with all the units on that lot. Any vacant units will have a Fill Vacancy button next to them in this tab so just click on that to get started filling up your units.
If the unit is unoccupied, this will bring up the Tenant Agreement. Your Sims 4 property owner will need to set the rules that tenant needs to abide by while living in your rental. Tenant Agreements are set per unit, so you can have different rules and charge different rent for each unit.
At the top of the Tenant Agreement menu, you’ll see the rent you can charge and the length of the lease. The maximum rent you can charge for a unit depends on its star rating, which is determined by its size and how you’ve furnished it. However, most tenants are not willing to pay the highest rent possible on a unit so keep that in mind when balancing out the rent. You can also set the rent to 0 to allow Sims to live there for free. Not the most profitable plan but very useful for multi-generational homes where you don’t want to charge your relatives rent.
Next, your Sims 4 property owner needs to decide which rules they are going to enforce for a unit, if any.
No Social Events: Hosting any type of Social Event will be strictly off-limits at this Residential Rental unit!
No Loud Noises: Tenants will be prohibited from having TVs or stereos on between 10pm and 6am. Beware: Sims love to enjoy loud music or television, so this might make for an unpopular Property Owner.
Maximum Occupancy: Two’s a crowd, three’s a party, and four Sims in one household violates the Maximum Occupancy rule.
No Trash Overload: Tenants must maintain a tidy living space; clean appliances are a must, and accumulating trash or trash piles will not be tolerated.
No Pets (Requires Cats & Dogs): This will prohibit tenants from having cats or dogs in their unit. That’s right: no fuzzy wuzzies allowed!
No Ghosts: The afterlife is an afterthought here; no ghosts will be allowed to live in this Residential Rental unit.
Choose whichever rules you want to enforce. Enforce all of them, some of them, or none of them as you see fit. Once your Sims 4 property owner is happy with the Tenant Agreement, click the arrow in the bottom left of the menu to view tenant applications and select one to move in.
When viewing tenant applications, you will be able to see how many Sims are in the household and their age groups. Any cats and dogs in a household will show up here as well if you own the Cats & Dogs expansion. You’ll also be able to see how many beds they require and how much rent they are willing to pay. You can select a tenant who is not willing to pay the rent you are charging but be warned that your Sims 4 property owner might have an issue with them paying their rent on time.
Select the household that best suits your unit and voila! You now have tenants living in your Residential Rental who will (hopefully) pay daily rent. You’re well on your way to becoming a wealthy Sims 4 property owner!
Be a Good Property Owner
There’s a lot more to being a good Sims 4 property owner than just filling up units. Your tenants have needs and will expect their Sims 4 property owner to step in and help when things go wrong in their unit. Maintenance issues like water heater or AC malfunctions, mould infestations, and even hauntings are the Sims 4 property owner’s responsibility to take care of.
When a tenant contacts you about something that needs looking after in their unit, you can travel there to handle the issue yourself. This begins a timed event with goals that the Sims 4 Property Owner needs to complete in order to fix whatever has gone wrong in the unit and make the tenants happy.
Your Sims 4 property owner may need to clean up a mould outbreak, fix a broken water heater or air conditioning unit, or repair faulty electrical boxes in the unit. Your Sims 4 property owner will sometimes get called in to handle more unusual problems, too, such as a ghost haunting. Did you know your Sims 4 property owner duties included being a ghostbuster? Well, now you do!
No matter what problem has arisen at your Residential Rental, complete the goals to finish the event and get everything back in good working order.
If you’re a more hands-off kind of Sims 4 property owner and would rather let someone else handle the day-to-day business of maintaining your properties while you sit back and collect rent, that’s also completely doable. When you’re contacted to help with building maintenance, you also have the option to call a contractor to go and handle the problem for you. You can call a cheap contractor or an expensive one. A cheap contractor will save you money but they may or may not do a good job, leading to more frequent calls from upset tenants down the road. An expensive contractor is harder on the wallet but you won’t have to worry about the quality of the work.
Can you just ignore tenants when they ask you to fix something in their unit? Technically, yes, but you risk upsetting your tenants. If you keep ignoring them or treating them unfairly, you could end up with a tenant revolt on your hands where they will refuse to pay rent until you fix the problems in the building. Basically, it’s not to your benefit to mistreat your tenants.
While we’re on the subject of treating your tenants poorly, there are other things your Sims 4 property owner can do to upset their tenants, like unjustly evict them or change the tenant agreement in the middle of a lease. You can evict a tenant at any time, but if they haven’t broken any tenant rules and are up to date on their rent payments, it will be an unjust eviction. This can anger your other tenants and word will spread about what a cruel, heartless Sims 4 property owner you are. You may have trouble finding tenants who want to rent from you in the future due to your reputation for doing bad business.
While you can freely adjust the Tenant Agreement between lease periods without any trouble, doing so in the middle of a lease is bound to make your tenants angry with you, too. Again, make your tenants miserable and face tenants revolts which waste your time trying to quell and disrupt your income. So be nice to your tenants!
